If you're a first-time home buyer or an honorably-discharged military veteran, consider asking your lender about a Montana Mortgage tax Credit Certificate (MCC). This program allows a taxpayer to receive an annual federal tax credit against his tax liability over the life of a mortgage. On a 30-year loan, that could amount to up to $60,000. This isn't a deduction: it's a dollar-for-dollar reduction against your federal tax liability. Consequently home buyers may qualify for mortgages which lenders may not have originally extended without the Mortgage Credit Certificate: the money saved in the tax credit can be counted as income to the borrower on a monthly basis.
